Technology
Pointe South’s website allows prospective renters to view properties online to help them select the property that meets their requirements. Each property managed by Pointe South is displayed individually with interior and exterior photos, full property descriptions and detailed amenities list. Additionally, Point South uses the most up to date property management software that allows us to manage each detail of your property efficiently and easily including collection of rent and security deposits, maintenance, renewal letters, notices, and quarterly inspections.
Marketing
Most long term renters begin their search for a new home long before they actually move into the area. We make the best use of this by extensively advertising each property online on various tested websites and in print ads in an effort to generate new leads, grow our business, and keep our occupancy rate high. Supplementing this effort are the contacts made through online maps, guidebooks and cooperative advertising with organizations like the Chambers of Commerce, Visitor’s Centers and VisitFlorida. Pointe South’s competitive marketing plan utilizes these resources with one goal: to find the most qualified renter for your property.
Property Services
Our goal at Pointe South is to ensure that your property is maintained in the best possible condition throughout the rental period. We provide a preliminary inspection upon joining our management program which identifies minor maintenance and/or housekeeping concerns that once resolved will result in a better return on your investment. Once your property has been rented, we complete quarterly inspections to ensure that it is being properly cared for by renters including checking to make sure that A/C filters are being changed. Upon move-out, we inspect and ensure that the vacating tenants have brought your property back to pre move-in including housekeeping, minor maintenance and lawn care. We believe that a well maintained and cleaned property will attract the best renters and help to keep it consistently rented.
Maintenance
At some point each property needs maintenance and upkeep. Pointe South has a full maintenance staff who know our properties individually and can handle most maintenance issues. In addition to our maintenance staff, we have several trusted and experienced vendors to provide specialized services for your property.
Accounting
We provide detailed and accurate monthly statements to all owners. Statements are posted on the 10th of the following month they are received and include detailed rental activity, income breakdown, and itemized maintenance/expenses. Rental income is deposited directly into owners’ bank accounts or checks can be sent via mail. Additionally, at the end of the year we send a year to date statement and 1099 for tax purposes.
Fees
Commissions for long term properties are 10% per month. Also a finder’s fee of ½ of the one month’s rent is assessed whenever a new renter is found for a property. Additionally, your account requires a $250 up front maintenance working balance to be held for future repairs. Pointe South provides credit and reference checks for prospective renters, lease preparation, move in/move out inspections, rent collection, maintenance, advertising and legal support with our legal services program.
